ULI Washington welcomed over 400 people at the National Building Museum for an unforgettable Future Forum!

When asked where she sees the greatest opportunity for change in real estate development, Ayesha Hudson, without hesitation, answered, “Right where you are.”
Black and African American professionals are significantly underrepresented in commercial real estate, comprising only 7.2% of the workforce, according to a ULI article published in July 2024. Ayesha Hudson, Founder and CEO of A-Peace, LLC, is paving the way to increase representation in the industry by focusing on community engagement and real-world experience.
In early February, Ayesha was selected as one of the inaugural CRED Talk speakers at ULI Washington’s annual Future Forum. During her presentation, she highlighted the Stu-Ward Program, an innovative live-in initiative based in Anacostia, Washington, D.C. The program will bring together young professionals interested in pursuing a career in affordable real estate development. During their 24 to 30 months in the program, participants will live together while learning the core principles of community development and homeownership. Stu-Wards’ ultimate goal is for participants to eventually purchase the property they helped A-Peace, LLC develop during their program year.
Focusing on the development of affordable homes and condominiums, the cohort members will not only gain valuable industry experience but also live at an affordable rate. In a conversation with ULI Washington staff, Ayesha emphasized that the key to building sustainable, affordable, and thriving areas lies in the radical ownership of your role in your community and intentionally incorporating holistic wellness.
Ayesha’s work is grounded in the belief that “If you have more, [you should] give more” – whether, it’s giving time, knowledge, or resources, she believes that giving back to where you live and work will leave a lasting impact. Reflecting on what she has seen in her own neighborhood, she is determined to make connections through initiatives like the Stu-Ward Program, which integrate community health, housing, and education.
