2026 Awards for Excellence

ULI Washington is excited to announce the 2026 Awards for Excellence! These awards honor the innovative projects and leaders who set the bar for excellence in the National Capital Region.

  • Recognition of projects that push the limits of innovation and sustainability.
  • Engaging presentations, inspiring stories, and standout networking moments.
  • A night to remember—surrounded by visionary leaders and game-changing projects.

Leadership Category Descriptions

Visionary Leadership 

Visionary leadership is the driving force behind improving and supporting local communities. The Visionary Leadership Award recognizes a long-standing leader whose professional and philanthropic efforts have helped shape a sustainable and transformative future for the Metropolitan Washington Region.

 

The Groundbreaker

The Groundbreaker Award is a mid-career professional in land use and real estate, demonstrating exemplary leadership across the Metropolitan Washington Region. The awardee will be recognized for outstanding commitment to regional success with projects and professional experience focused on community engagement, engaging diverse perspectives, and transformative impact. This person should serve as a role model to younger professionals with aspirations for continued leadership development.

 

The Changemaker 

The Changemaker Award is focused on recognizing and uplifting an exemplary regional leader in the public, government, education, and/or nonprofit sector. The awardee is someone who implements creative thought leadership and takes innovative approaches to address land use and real estate projects. Their accomplishments demonstrate a positive, measurable impact on the Metropolitan Washington Region, and local communities.

Project Category Descriptions

Qualification for Consideration: Except for submissions in the Excellence in Project Planning or Pipeline Innovation category, projects must have reached substantial completion and/or stabilization between August 2024 and December 2025.

 

Project Finalists will be announced in February 2026, and Winners will be announced at the Awards for Excellence ceremony.

 

Excellence in Housing Development: Recognizes outstanding residential developments that elevate the standard of design, community impact, and livability across the region. Subcategories may include:
• Market-Rate Housing
• Affordable or Mixed-Income Housing

 

Excellence in Adaptive Reuse or Repositioning: Celebrates projects that creatively transform existing buildings or sites to meet contemporary needs while honoring their context and history.

 

Excellence in Mixed-Use Development: Honors developments that successfully integrate multiple uses — residential, office, retail, or civic — to create vibrant, connected, and enduring places.

 

Excellence in Civic or Institutional Development: Recognizes public, nonprofit, or community-serving projects such as schools, libraries, recreation centers, or cultural facilities that enhance quality of life and civic engagement.

 

Excellence in Project Planning or Pipeline Innovation: Recognizes visionary planning, policy, pre-development, or early-stage implementation efforts that advance thoughtful growth, sustainability, and equitable community outcomes in the Washington region. Eligible projects must have recently begun construction or be actively under construction at the time of submission.
