    Erin Fagnilli

    Senior Vice President and NCS Manager, Chicago Title Insurance Company

    Erin M. Fagnilli is Senior Vice President and Manager of the National Commercial Services operation of Chicago Title Insurance Company in Pittsburgh, Pennsylvania. Erin has over 20 years of experience in underwriting commercial transactions. She is a graduate of Duquesne University, summa cum laude, and of Duquesne University School of Law. Prior to her career in the title insurance industry, Erin was in private practice, where she focused on the areas of commercial real estate development, general real estate matters, and estate administration. Erin has served as lecturer for programs of the Pennsylvania Bar Institute, National Bar Institute, and Allegheny, Erie, Lawrence, Washington and Westmoreland County Bar Associations. She is a member of the Allegheny County Bar Association, Real Property Section and of Commercial Real Estate Women (CREW) Pittsburgh. Erin is co-author of the book “Fagnilli and Kosir on Deeds-Fundamentals of Deed Drafting and Recording,” published by the Pennsylvania Bar Institute in 2014, with the most recent Fourth Edition published in 2025.

    Alan Sable

    Partner, Meyer, Unkovic & Scott LLP

    Alan Sable is a Partner in the Real Estate & Lending practice group. Alan has over 31 years of experience offering legal advice in all areas of commercial real estate law, including purchases and sales of office, retail, multifamily, and affordable housing properties; office and retail leasing transactions; real estate development transactions, including obtaining land use and zoning approvals and other entitlements; real estate financing transactions including affordable housing transactions under various HUD programs; and commercial real estate receivership matters. Alan is often sought after for advice on realty transfer taxes, including structuring real estate transactions to minimize the impact of realty transfer taxes. Alan’s experience also includes zoning, land use, and permitting matters, such as PennDOT highway occupancy permits and similar entitlements, as well as other commercial business transactions. In addition, Alan serves as counsel to receivers in receivership matters involving retail and other distressed commercial real estate assets.

    Don Groesser

    Vice President, Civil & Environmental Consultants, Inc.

    Mr. Donald Groesser is a professional land surveyor with more than 40 years of experience in all phases of land surveying operations, including research, fieldwork, construction control and staking, boundary analysis, legal descriptions, and completion of final plats and documents for ALTA/NSPS Land Title Surveys, boundary surveys, topographic surveys, route surveys, pipeline surveys, aerial control surveys, preparation of various statutory plats and other conveyance documents. He has held positions from entry-level rod man, instrument technician, survey technician, project manager, department manager, and small business owner. Don is currently licensed in six states, including IL, WI, KY, PA, NY, AZ, and FL. From 2017-2025, Don served as the Corporate Survey / Geospatial Practice Lead for CEC from 2017-2025. In this role he provided oversight for CEC’s Survey / Geospatial Practice operations of 22 CEC Offices, including 186 Survey / Geospatial Practice Staff Members, with 40 professional land surveyors licensed in 31 States. After completing this term assignment, Don continues as a Vice President in the Survey / Geospatial Practice with a focus on projects in Pennsylvania, New York, and other states as needed. An active member of the Pennsylvania Society of Land Surveyors, Don has served as the Chair of the Standards of Practice, Education, and Geospatial Committees, and is currently the Vice President of the Executive Board. He was awarded “Surveyor of the Year” in 2023 and is also a Past President of the Illinois Professional Land Surveyors Association.
