Join the Case Study Committee for an exclusive look at Vermeer at Buzzard Point, a landmark Opportunity Zone development by Toll Brothers Apartment Living. Located across from Audi Field and near Nationals Ballpark in Washington, D.C., this transformative project redefines the Buzzard Point neighborhood. Acquired in 2019, the site—formerly a Capital Building Supply warehouse—now features a 12-story + Penthouse mixed-use building with 501 multifamily units, 38,000 square feet of retail, and 268 parking spaces, 53 of which are dedicated to retail and public use. Gold’s Gym will occupy 20,000 square feet of retail space, opening in October 2025.
Inspired by Dutch painter Johannes Vermeer and his iconic Girl with a Pearl Earring, the project’s branding reflects a unique blend of art and architecture. Originally planned with a hotel component, the design pivoted in 2020 due to the pandemic, focusing solely on residential and retail. Construction began in August 2022 and was completed in March 2025, with leasing and occupancy starting in December 2024.
Vermeer is positioned as a key anchor in the revitalization of Buzzard Point. The project team includes KTGY as architect, StreetSense for branding and interior design, Bohler as civil engineer, LandDesign as landscape architect, CBG Building Company as general contractor, and Greystar as community manager.
