    Pathways to Inclusion is delighted to present a virtual discussion on The Evolving Impact of Faith-Based Affordable Housing Development Strategies and Models with Ray Nix, Founder and CEO of Nix Development Company.

    Urban houses of worship nationwide are facing dwindling congregations, aging facilities, and underutilized and expansive church properties that have become difficult and expensive to maintain. In response, they are evaluating how church property can serve a different function in the community, building coalitions, and working at all levels of government to create pre-development studies, building capacity to serve area residents, develop affordable housing on church properties, and advocate for changes to housing policy and zoning regulations.

Based in the Washington DC Metro Area, Ray has national experience transforming distressed neighborhoods into affordable communities of choice, having developed more than 1800 units of mixed income housing valued at $285 M to date.

    Ray Nix

    Nix Development Company

    Raymond has national experience transforming distressed neighborhoods into affordable communities of choice as the founder of Nix Development Company LLC. He has led the strategic planning and development of more than 1,800 affordable units of mixed income housing valued at $285MM. Raymond’s redevelopment process and methodology begins and ends with a community-centric approach. He brings experience in every phase of development from master planning, financial structuring, asset management and resident relocation. Raymond has partnered with a myriad of clients including faith-based institutions, community development corporations, public housing authorities, and market rate developers. He holds a Bachelor of Science degree in Landscape Architecture and a Master of City and Regional Planning degree, both from The Ohio State University. Raymond is a married father of two teenagers, a member of Kappa Alpha Psi, Fraternity, Incorporated, and a founding board member of the 13th Man Foundation.

    Scott Willis

    Manna Inc.

    Scott serves as Chief Operating Officer for Manna Inc; where he leads Strategy, Operations, Board Governance, and Compliance for their single and multi-family development, property and facilities management, homebuyer education and sales, strategic partnerships, and fund management verticals for the Washington DC, Maryland, and Northern Virginia markets. Most recently, Scott served as Vice President with US Bank’s National Strategic Markets and Affordable Lending Team; where he led the East Division’s retail business development and OCC risk regulation and compliance strategy focused on accelerating wealth building outcomes for First Time Home Buyers, Low and Moderate Income, and Multi-Cultural consumer segments by expanding access to homeownership for an 11 Region market. Prior to joining US Bank, Scott was a Senior Community Development Manager for HSBC’s Retail Banking and Wealth Management (RBWM) Team; where he managed an all-vertical lending, investment, and service strategy that delivered an OUTSTANDING CRA rating for 32 retail branches in the Pennsylvania, Delaware, Maryland, Washington DC, Northern Virginia, and South Florida markets. Prior to joining HSBC, Scott was a network consultant with the Gerson Lehrman Group (GLG); where he hosted global learning-based engagements focused on full-cycle Net Promoter Score (NPS) implementation. This involved advising domestic and international clients on defining measurement criterion, survey instrument development, internal service level agreements to drive CSAT performance, and challenges to successful NPS program implementation. In addition, Scott has held Regional Program Executive positions with JP Morgan Chase Bank, First Horizon Bank, AIG United Guaranty, and the City of Baltimore; which collectively required the integration of affordable lending, small business development, credit risk management, project management, relationship management, and customer experience strategies that consistently exce
